Apartments on the secondary market in Russia

Apartments on the secondary market in the first quarter of this year rose in price in all major cities of the country. Especially sharp growth, according to analysts of the federal portal «WORLD OF APARTMENTS», has been outlined since the end of February.

In Arkhangelsk, for three months, the «secondary» increased in price by almost a quarter: «square» has risen in price by 24.1%, to 81.2 thousand rubles, the average lot — by 24.6%, to 4.3 million rubles.

“Somewhere prices rise smoothly, and somewhere jumps. In Arkhangelsk, apartments on the regular market have so far lagged far behind in price from new buildings, and now they have largely compensated for this gap,” Pavel Lutsenko, CEO of the WORLD OF APARTMENTS federal portal, explains this phenomenon.

Prices also grew strongly in Kaliningrad, where a square meter has risen in price by 20% since the beginning of the year, in Kaluga (+18.7%), Magnitogorsk (+18.7%), Murmansk (+17.7%), Samara (+17 .4%), Tver (+17.4%), Barnaul (+16.1%), Kazan (+15.8%) and Kemerovo (+15.5%).

Vladivostok (+3.3%), Khabarovsk (+4.4%), Moscow (+4.9%), Tula (+5.3%), Sochi (+5.5%), Irkutsk ( +5.8%), Novosibirsk (+6.2%), Krasnodar (+6.3%), Yakutsk (+6.9%) and Izhevsk (+7%). The only thing that has slightly fallen in price is an average apartment in Sochi (-1.1%), despite the fact that a «square» housing there has nevertheless risen in price (+5.5%).

On average, in all cities in the first quarter of 2022, a square meter of apartments in the secondary market increased by 10.4%, to 91.3 thousand rubles, the average supply price — by 12.7%, to 5.2 million rubles.
