The most profitable were apartments in Nizhny Tagil, where the average price of an object on the secondary market is 2.3 million rubles (the lowest figure among cities with a population of up to 300 thousand people), and the average rental rate is 15.6 thousand rubles per month. Renting such an apartment, the owner will receive 8.3% per annum, and housing will pay off in 12 years.
Also, Astrakhan (yield of 8% and payback of 12.5 years), Yakutsk (7.2% and 13.9 years), Murmansk (7% and 14.3 years), Grozny (6.9% and 14.5 years), 4 years), Togliatti (6.5% and 15.4 years), Cherepovets (6.4% and 15.6 years), Magnitogorsk (6.4% and 15.7 years), Khabarovsk (5.9% and 16.9 years) and Volgograd (5.9% and 17 years).
The lowest income city in the country is Moscow: the average apartment brings only 3.5% per annum and pays off in 28.4 years.
